EZ Choice MLS Listing Terms

EZ Choice MLS sellers will be required to sign a formal listing agreement after purchase but here are the general listing terms at a quick glance:


  • All owners of record must sign the listing agreement.  If the owner is a company or entity the listing must be signed by an officer or director.
  • The seller is responsible for the accuracy of all the information provided
  • The seller must provide photos that they personally own or took themselves.  They cannot be copied from other listings or online.
  • When your MLS listing syndicates to sites like Realtor.com, Zillow, and Trulia, it can/will replace any that were created prior unless "opted out."
  • The listing term will be for 6 months but can be cancelled at any time by the seller without penalty unless the property is under contract.
  • In order to be in the MLS you must offer some buyer's agent compensation.  This can be as low or as high as you wish but is customarily 2-3%.
  • When/if the property is sold to a buyer who was represented by an agent and that agent is paid the commission offered in the MLS there will be a $295 transaction fee charged to that agent and the $295 will be due to our office at closing.
  • Any leads that contact EZ choice MLS about the property will be forwarded to the seller within one business day.
  • The seller must keep staff up to date on the status of the property so that staff can update the MLS.  Failure to do so could cause the MLS to issue fines against our office and the seller would be liable for the fines if they were not providing the necessary updates.
